I joined ERA in 2012. Same mobile, same email, same approach since: find the place that suits you, then make the paperwork boring.

Most of my clients come back. Tenants become buyers. Buyers become referrers. The ones who don't come back usually relocate — and even then, half of them call me again three years later when they're back.

I work in English and 中文. Weekend showings are normal. After-hours WhatsApp is normal. I'd rather find you a 1990s walk-up that suits than push a new launch that doesn't.

before the first viewing.

Do you charge tenants commission for rentals?
For rentals where the lease is 24 months or longer, my commission is paid by the landlord — there's no cost to you as the tenant. For shorter leases or special arrangements, I'll tell you upfront before we view anything. No surprises.
How does ABSD work for Chinese nationals buying their first SG property?
Foreigners (including Chinese nationals without Singapore PR) currently pay 60% ABSD on top of standard Buyer Stamp Duty (BSD). On a S$2M condo, that's S$1.2M ABSD plus ~S$69,600 BSD — roughly S$1.27M total stamp duty. Can we view units on weekends and after work hours?
Yes — most of my viewings happen evenings and weekends. WhatsApp me a unit you've seen on PropertyGuru or 99.co and I'll arrange the viewing, typically within 48 hours. I also reply to WeChat messages in Mandarin at the same speed.
I'm renewing my lease. Can you handle the negotiation?
Yes. About 1 in 8 of my rental tenants stay on for renewal — and I quietly nudge everyone 90 days before the TA expires so you're not scrambling. I'll do the rate negotiation directly with the landlord (or their agent) on your behalf, in English or Mandarin.
What if I'm just exploring — not ready to commit?
Most of my best long-term clients started as "just looking." WhatsApp me with what you're thinking about and I'll send unbiased market context, recent transactions in your target district, and an honest read on whether now is the right window. No pressure, no follow-up spam.
